Experience

Ford Investment Group has actively managed over 1,250,000 SF of commercial retail and office properties. Our portfolios have focused on multi-tenant properties that could be categorized as both stabilized and value-added opportunities.
We’ve developed primary and key skills:

Financial Modeling – that forecasts property performance before and after the acquisition. This offers a relatively accurate forecast of return on assets with many variable that directly affect income.

Financing – is a key strength of our principals, who know how to shop, negotiate, and place favorable debt financing on our acquisitions

Property Selection – We use specific acquisition criteria through which we analyze each with a matrix of variables to derive an acceptable score. By applying the same factors to each property, we can select the property that will likely provide the best performance over the long term. If a property doesn’t make the “cut”, we don’t buy it.

Operations – Our past experience, and hence our expertise, is in actively managed multi-tenant properties. When it comes to re-leasing, build-out and/or capital improvements, we know who to call and how to handle it. We’ve developed many of our current acquisition criteria to avoid the pitfalls associated with these types of properties. We’re aware that a building’s physical condition, market conditions and existing rental rate are all components of risk.
We have two office locations: Stuart, Florida and Pittsburgh, Pennsylvania, but well consolidate to a single office in Stuart, Florida by June of 2009. We are actively acquiring high quality NNN real estate in states east of the Mississippi for Ford Properties Group Net Leased Portfolio III Fund, LLC.
