Fund III Investment Philosophy

We want to provide investors with stable, predictable income along with the potential for increased value in the long term.  We’ll do this by applying the following criteria:

  • We’ll purchase properties subject to net leases which stipulate that the tenant is typically responsible for all expenses associated with the use or occupancy of the property, including operating expenses, taxes and insurance.

  • Leases generally have 10-year terms or longer.

  • Properties and tenants will be diversified across industry segments, locations and credit quality.

  • We’ll seek to provide equity returns with the security of fixed-income assets.

  • We’ll select only those properties that appear to offer superior appreciation potential.

  • Many of our properties will provide for income growth through periodic rent increases.

  • We’ll use a rigorous credit underwriting process.  This will give us a deep understanding of each corporate tenant’s financial strength.

  • Each acquisition will undergo a thorough evaluation process
