What makes Ford Investment Group Different?

We offer an investment in net-leased real estate with the stability characteristics similar to a fixed income investment and the growth potential of equities.

Investment Strategy

Our strategy is conservative: to provide investors with a “bond-like” alternative product, one that offers consistent returns and stable capital.  Accordingly, we’re most interested in triple net leases with nationally recognized retailers who have stable businesses and proven business models.  We’ve already acquired the first four properties which are a representative sample of what will follow.  Our acquisition team is looking at additional properties, and is following the pulse of the triple net market to track trends specifically in capitalization rates to insure the best returns.

Our focus is single-tenant, freestanding service/retail real estate with the potential to generate consistent and predictable income from high-quality tenants and the prospect for growth in existing leases. 

Ideal Acquisitions Criteria

  • Leases to prominent nationally recognized tenants
  • Long-term leases (generally 10 years or more) with investment-grade and other credit-worthy tenants
  • Diversified by location, industry, type and size of property
  • Triple- or double-net leases with the tenant responsible for most (or all) of the property’s operating and capital expenditures during the lease term
  • Well-located, freestanding single-tenant buildings
Properties free and clear of existing debt; properties with favorable debt are acceptable
