As noted in their biographies and in the accompanying chart in the Sponsor section, the principals have invested and managed a number of real estate transactions. Joe Ford, as sole equity investor and William Wells, as Vice President of Operations have owned and operated the properties listed in the table below during the last ten years.

The properties shown in the “Manager” section above have a weighted average occupancy of 98% as of writing of this PPM.  This is particularly strong performance in light of the fact that multi-tenant properties are considered riskier and subject to more tenant turnover than single-tenant properties.  The principals’ significant experience helps in case a tenant in the fund does not renew their lease or exits early.  This means the principals are in a favorable position to re-lease the space and to take steps to resolve property management issues.
